Development Finance Criteria
We fund property development to 90% of TOTAL Costs. With additional security 100% is often attainable. This usually breaks down as a maximum of 70% of land value and 100% of build costs and professional fees.
Note the emphasis is on VALUE. If purchase price is lower or a vendor loan or JV is effected.
We work on VALUE not purchase price.
We can sometimes offer streamlined valuation and legal processes. This results in a significant cost saving.
The service is fast and flexible to the end. By the end we mean your sales, from which equity can be released, so that your cash flow is enhanced.
Short Term/Bridging loans
Bridging loans or short term loans have become readily available as solutions to temporary financial challenges. Such loans can be applied for and drawn within a matter of days.
They are used for purposes such as auction purchases where the banking system simply does not have the mechanism to deliver in the timescales required.
This is partly because the need for financial financial due diligence is lessened by the fact that the repayment of the loan will come from a pre-planned exit strategy, usually the sale of the property being used as security.
Another common short term requirement of our clients is to release the equity in a completed development where the sale is taking longer than desirable. At practical completion the bank with the development loan is repaid and up to 70% of market value released. Again this process can be concluded in a matter of days.
